Cancel booking during ‘Cooling Off Period’

1. You must have emailed the onsite teams confirming your request to cancel.

2. If you cancel within the 7-day cooling off period, we will not charge you, and we will return your deposit to you within 30 days of the cancellation being confirmed.

3. Once you receive confirmation, you will no longer be liable for the contractual obligations set out in the Tenancy Agreement.

4. Any cashback or incentives will be cancelled along with your tenancy, you will not be entitled to any full or part payout of these offers.

5. If you have signed a joint tenancy agreement, your co-tenant must have also agreed to the cancellation.

6. Abodus reserve the right to amend or remove this offer without prior notice.

Cancel Booking After 7-Day cooling off period

1. All request to cancel/replace tenancy must be received in writing to the onsite teams.

2. If a replacement tenant is found after your tenancy start date, we will release you from your obligations from the start date of the new tenancy.

3. The new tenant must meet our standard criteria for a new tenancy agreement.

4. Subletting your room is prohibited.

5. You will be liable for any rent due, from your tenancy start date, up to the new tenancy start date.

6. If you have signed a joint tenancy agreement, your co-tenant must also meet the cancellation criteria and sign a new agreement within 7 days of your request to cancel your agreement, or you will both be liable for the tenancy obligations.

7. If you fail to arrange a suitable replacement tenant, you will remain liable for the full agreement.

8. Any cashback or incentives will be cancelled with your tenancy, you will not be entitled to any full or part payout of these offers.

9. A £50 administration charge will be retained from your deposit.

10. If you have occupied the room prior to the new tenant, normal check out inspection will apply, and any reinstatement costs will be retained from your deposit.

11. All outstanding balances must be paid in full before you can be released from the tenancy.

12. If your request to cancel your tenancy agreement is approved before your check-in date, with no supporting evidence or replacement tenant found, your full deposit will be withheld. Notice to cancel must be received in writing at least 7 days prior to your tenancy start date.

13. If your request to cancel is not approved, you will remain liable for the full tenancy agreement.

14. Any remaining deposits are refunded within 30 days of check out.

15. Abodus reserve the right to amend or remove this offer without prior notice.

Exceptions T&C’s

1. All cancellation requests must be received in writing with supporting evidence within 72 hours of your notification.

2. If you fail to obtain the required grades you must email the onsite team within 72 hours of you receiving your notification, including your UCAS notification which confirms your grades.

3. If your UK Visa Application is denied, you are required to email the onsite team within 72 hours of you receiving your Visa notification, including your Visa refusal documentation.

4. Your deposit will be refunded and booking cancelled, providing your request and evidence is received within specified timescale. Any deposit due will be refunded within 30 days of your cancellation being confirmed.

5. Deposits will be retained in full, unless you fail to provide suitable evidence within the specified timescales.

6. All outstanding balances must be paid in full before you can be released from the tenancy.

7. Any cashback or incentives will be cancelled along with your tenancy. You will not be entitled to any full or part payout of these offers.

8. If you have signed a joint tenancy agreement, your co-tenant must also meet the cancellation criteria and sign a new agreement within 7 days of your request to cancel yours, or you will both be liable for the tenancy obligations.

9. You will remain liable for the whole tenancy if you fail to inform us of your need to cancel after the specified tenancy start date.

10. Abodus reserve the right to amend or remove this offer without prior notice.

Withdrawn from University

1. Only applies to first year students.

2. Withdrawal must be in the first semester and/or before 31st October in that academic year.

3. Evidence will be required to support your request.

4. If released, you will remain liable for the rent up to the cancellation date.

5. Any cashback or incentives will be cancelled along with your tenancy agreement. You will not be entitled to any full or part payout of these offers.

6. All outstanding balances must be paid in full prior to tenancy release.

7. Normal check out inspection will apply, and any reinstatement costs will be retained from your deposit.

8. An administration charge of £50 will be retained from your deposit.

9. Any deposit that is due will be refunded within 30 days of the cancellation being confirmed.

10. If you have signed a joint tenancy agreement, your co-tenant must also meet the cancellation criteria and sign a new agreement within 7 days of your request to cancel or you will both be liable for the tenancy obligations.

Moving Rooms

1. All outstanding balances must be paid in full, prior to a move being agreed. You will not be eligible for a room change if your account is in any payment arrears.

2. Normal check out inspection will apply, and any reinstatement costs will need to be paid prior to your move.

3. If the room price is greater than your previous room type - any additional rent will be calculated from the start date of the new tenancy agreement to the end of the new tenancy agreement.

4. An administration charge of £50 will be required when application is approved.

5. Any cashback or incentives will be cancelled with your tenancy, you will not be entitled to any full or part payout of these offers.

6. If you have signed a joint tenancy agreement, and are not moving in with the same person, your co-tenant must have agreed to the cancellation criteria and sign a new agreement within 7 days of your request to cancel, or you will both be liable for the tenancy obligations.

7. Abodus reserve the right to amend or remove this offer without prior notice.

Tenancy Release – Special circumstances

1. Abodus are not obliged to release you from your tenancy

2. Each request made under special circumstances will be review on an individual case.

3. Any decision made by Abodus is final and is not subject to appeal.

4. The request must be made by the tenant in the first instance, unless they are incapacitated, in which case an application can be made by a parent/guardian or a person holding a recognised Power of Attorney.

5. If a release from your tenancy is granted, you must pay all amounts due up to the date which the release was confirmed, unless 6a applies.

6. If you have signed a joint tenancy agreement, and your co-tenant is not effected by any of the outlined grounds for release, they must sign a new agreement within 7 days of your request to cancel your agreement and they will remain liable for the remaining tenancy.

COVID-19 TERMS & CONDITIONS 

COVID-19 SPECIAL TENANCY terms & conditions FOR 2020-21 ACADEMIC YEAR BOOKINGS

The usual cancellation terms and conditions apply for all requests that are not EXPLICITLY related to the COVID-19 (Coronavirus) outbreak.

Deferred Tenancy

1. The deferral offer applies to new and existing customers who have booked directly with Abodus Student Living and have signed their original tenancy agreement for the 2020/21 academic year on or before the 28th August 2020.

2. Once agreed, we will amend the new tenancy start date without penalties or additional costs. This applies if your University or HEI has delayed your course learning start date due to COVID-19. Standard T&C’s apply for late payments.

3. To be eligible for this offer your tenancy agreement must be for 44 weeks, and check in no later than 31st October 2020.

4. Your learning date must be deferred by your University or HEI by at least 4 weeks due to COVID-19.

5. This offer does not apply to courses that initially start online.

6. The deferral offer is not available for every site.

7. The full term of your agreement will continue, no refund will be due for any unused term of your tenancy.

8. All tenancies start on a Saturday unless stated otherwise on your tenancy agreement.

9. To be eligible for this offer you must complete the web application form by the 20th August 2020. This form will be made available on our student portal from the 10th August 2020.

10. We will confirm with your University or HEI the learning start date has been delayed

11. Once verified, we will issue you a new tenancy agreement, this must be signed by the tenant and guarantor (if applicable) within 72 hours of this being issued.

12. You cannot live on the property until the tenancy start date.

13. Applications received after midnight on the 20th August 2020 will not be considered for deferral.

14. The instalment due dates will not change.

15. Any tenancy approved for deferral will not be eligible for 14-day free self-isolate offer

16. Cashback payments for Liverpool and PGSV will be deferred and paid by the end of January 2021, additional cashback terms apply.

17. Deposit refunds due will be refunded, minus deductions, no more than 30 days from the end of your tenancy.

18. If you have signed a joint tenancy agreement, your co-tenant must agree to the deferral criteria and sign a new agreement within 7 days of your request being approved, or you will both be liable for the tenancy obligations.

19. We continue to monitor University and HEI start dates and may review, amend, or withdraw this offer accordingly.

Travel Restrictions

1. All cancellation requests must be received in writing, with supporting evidence, no later than 14 days before your tenancy agreement start date.

2. Supporting evidence must be in the form of an official government email or statement.

3. Standard cancellation policy will apply for request received after the tenancy start date.

4. Any cashback or incentives will be cancelled along with your tenancy. You will not be entitled to any full or part payout of these offers.

5. If you have signed a joint tenancy agreement, your co-tenant must agree to the cancellation criteria. Where applicable, they must sign a new tenancy agreement within 7 days of your request to cancel yours, or you will both remain liable for the tenancy obligations.

6. Your deposit will be refunded and booking cancelled, providing your request and evidence is received within specified timescale. Any deposit due will be refunded within 30 days of cancellation.

SUMMER & SHORT-TERM BOOKINGS

Student Summer Accommodation 

Abodus is now accepting bookings for students wishing to stay at one of our properties between 1st June 2020 and 30th September 2020 (inclusive). These bookings are outside of the normal academic year contract and pricing structure as operated by Abodus Student Living.

Summer prices do not include any other offers or incentives. All short term contracts are subject to availability to be confirmed by the Abodus team.

Short Term Booking

A short term booking is not restricted to the summer period; it can occur at any point during the year as agreed with Abodus. The contract length for a short term booking and pricing are outside of the normal academic year contract.

Current Students 

Current students (students already living at an Abodus property) can save up to 30% (based on our standard pricing) when booking a six week extension at their property. If you take advantage of our ‘Summer Swap’ offer and want to book a short term let at another one of Abodus’s student accommodations across the UK, we can also offer up to 30% off the standard weekly price for that property. Contact our team for more information.

COMPETITION TERMS & CONDITIONS

General Terms & Conditions

1. If a prize is available, no alternative prize, or cash alternative will be available unless specified in writing.

2. Entries must be made by a current resident in an Abodus Student Living property unless specified as open to any other external entrants.

3. The competition will open and close on specified dates.

4. Where a hashtag is required as detailed in the competition, no entries will be accepted if they do not use the correct hashtag.

5. In accepting any prize, the winner consents to Abodus Student Living including them in publicity on the Abodus Student Living website and its social media platforms.  

6. The winner must contact Abodus Student Living as detailed in the competition in order to claim their prize.

Promotion Terms & Conditions

General Promotional Offer Terms

1. Offers are subject to availability and at peak periods, offers are subject to change or removal without prior notice.

2. Promotions and incentives are only valid if the claiming student carries out the requirements which includes moving into the property and paying the first instalment of rent.

3. Offers start and finish on confirmed dates, any bookings outside of these dates are not eligible for the offer.

4. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

5. All booking incentives must be logged with the correct, valid promo code at the point of application. No incentives will be paid or issued without the relevant code.

Refer a Friend Incentive

Refer a friend - (£50 or £100 voucher)

1. The Refer a Friend Incentive (Reward) on offer is £50 or £100 (where applicable); to be paid to both the student currently living with Abodus Student Living during the academic year [the Referrer] and their friend [the Referee] who does not currently live at an Abodus Student Living site.

2. This Incentive (reward) is only applicable to Abodus Student Living accommodations/building that are promoting this incentive (reward) not all locations are eligible for this.

3. This Reward can be used with the cash back offer if applicable, but not used in conjunction with any other offer.

4. This Reward applies to bookings for the 2020/21 academic year only at Portland Green Student Village (Newcastle), Glassworks (Liverpool) and The Foundry (Leeds).

5. The Reward is limited in numbers and once reached the offer will be withdrawn.

6. To be eligible for the Reward the Referrer & Referee must have completed and signed their tenancy agreement along with guarantor, paid their first rental instalment and moved into the property.

7. The Reward will not be paid if either the Referrer or Referee’s rent account is in arrears. Abodus Student Living reserves the right to refuse this offer to existing customers who are in breach of their 2020/21 tenancy. 

8. To qualify for the Reward (and subject to vouchers being available), current 2019/20 customers should ask their friend to quote the existing customer’s name when booking. The offer cannot be applied retrospectively once the booking has been made.

9. The offer is available online and bookings and may be made Abodus Student Living accommodation reception or by telephone at the time of booking.

10. A maximum of 3 friends may be referred.

11. No cash alternative to the voucher will be offered. The vouchers are not transferrable. We reserve the right to substitute any voucher with another of equivalent value without giving notice.

12. The reward will be available to the students before the 30th November.

13. The Reward is being managed by Abodus Student Living, who reserves the right to suspend, cancel or modify the incentive at any time (and for any reason) without notice.

14. Abodus’s decision in respect of all matters to do with the incentive will be final and no correspondence will be entered into.

15. This Reward is not to be used in conjunction with any other incentives offered by Abodus or any other third-party booking agents such as international agents.

16. The Reward is being offered by Abodus Student Living.

17. Abodus Student Living reserves the right to cancel or amend any or all part of the offer and its terms and conditions without notice for any reason that is outside of our control.

Group Booking Incentive

1. The Group Bookings incentive (Reward) is for the group booking into Abodus Student Living as a whole and no one individual.

2. A group is deemed as a full flat group or 4, 5, 6 or 7 bookings to make up a full flat.

3. Only one group booking offer can be claimed per flat.

4. This Reward applies to bookings for the 2020/21 academic year only at Portland Green Student Village (Newcastle)

5. To be eligible for the Reward all members of the group must have completed and signed their tenancy agreement along with their guarantor.

6. The Reward will be given to the group after every member has checked in to Abodus Student Living.

7. This Incentive (reward) is only applicable to Abodus Student Living accommodations/buildings that are promoting this incentive (reward) not all locations are eligible for this.

8. The Reward will not be paid if a member of the Group cancels their booking and the room cannot be refilled by the Group.

9. The Reward is subject to room availability.

10. This Reward applies to new bookings only and cannot be applied to existing bookings for 2019/20.

11. This offer is available to existing and new customers however, existing customers who are in arrears or who are otherwise in breach of their 2019/20 tenancies are not eligible.

12. No cash alternative to voucher offers will be offered. The vouchers are not transferrable. We reserve the right to substitute any voucher with another of equivalent value without giving notice.

13. One voucher will be supplied per group; this is to be used by the group as a whole, not by any one individual.

14. The Reward is being managed by Abodus Student Living, who reserves the right to suspend, cancel or modify the incentive at any time (and for any reason) without notice.

Rebooker & Cashback Incentives

Cash back offer

1. The Cash Back incentive (Reward) is open to any student who books a room with Abodus Student Living, during the given period at the Abodus Student Accommodation Building that is running this incentive only.

2. The Reward will be withdrawn once the total offers amount has been reached. Applications for room bookings received after this time will not be eligible for the Reward.

3. The Reward is available for bookings for the 2020/21 academic year only at Portland Green Student Village (Newcastle) and Glassworks (Liverpool).

4. This offer is only available for students with a signed and fully complete tenancy agreement on a 43-week, 44-week 50-week or 51-week contract.

5. The Reward is subject to room availability.

6. To be eligible for the Reward students must have completed and signed their tenancy agreement along with guarantor, paid their first rental instalment and moved into the property.

7. Only 1 offer is redeemable per booking.

8. This offer is not applicable for those coming through university nominations or referrals.

9. Should a student withdraw from university in line with the cancellation policy they will not be entitled to any cash back offer.

10. Should a student be released from their contract for exceptional circumstances, the cash back they will be entitled to will be pro rota. This will be calculated in term dates, not calendar weeks. For students released from their tenancies early due to the COVID 19 pandemic, this will result in one 3rd of the total cashback issued being deducted from the full amount received.

11. To claim the Reward

 a)On receipt of the application from the Student, the Accommodation Manager will verify the student’s eligibility to claim the Reward.

 b)The Reward will be credited back to the Student’s nominated bank account by the 1st December and after the Landlord has received the first full rent instalment.

c)The Reward will only be eligible to students who pay their first rent instalment in full, by the 1st December 2020. Any late payments after the 1st December 2020 will not receive the cash back reward.

12. Should the student be in rent arrears at the time of review, the cash back payment will not be paid until the debt has been cleared.

13. The Reward is being managed by Abodus Student Living, who reserves the right to suspend, cancel or modify the incentive at any time (and for any reason) without notice.

14. Abodus’s decision in respect of all matters to do with the incentive will be final and no correspondence will be entered into.

15. This Reward is not to be used in conjunction with any other incentives offered by Abodus or any other third-party booking agents such as international agents.

16. The Reward is being offered by Abodus Student Living.

Voucher Incentive (£200 voucher)

1. The voucher incentive (Reward) is open to any student who books a room with Abodus Student Living, during the given period at the Abodus Student Accommodation Building that is running this incentive only.

2. The Reward will be withdrawn once the total offers amount has been reached. Applications for room bookings received after this time will not be eligible for the Reward.

3. The Reward is available for bookings for the 2020/21 academic year only at The Foundry (Leeds).

4. This offer is only available for students with a signed and fully complete tenancy agreement on a 43-week, 44-week 50-week or 51-week contract.

5. The Reward is subject to room availability.

New properties that are under development and construction, we will use computer-generated images (CGI’s) to represent what the property will look like when it is completed.

The room furnishings shown in photography, images and videos will not always be representative of what is included.

Abodus Student Living do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Abodus Student Living.  Therefore, we are not bound to honour any rates or information displayed on a third-party website or social media platform where it differs from that shown on the Abodus Student Living website.
